To read a Sattva Centralis floor plan properly, check five things: which area figure is quoted (carpet, built-up or super built-up), which way the unit faces, how much of the plan is internal circulation, where the utility and service areas are placed, and what parking is allotted. Each tells you more about how a home actually lives than the headline square footage does.
Ask which area figure you are being quoted
Indian floor plans are quoted on several bases. Carpet area is the usable floor area within the walls. Built-up area adds the wall thickness and balcony. Super built-up area adds a share of common spaces such as lobbies, staircases and lift cores. The same apartment can be marketed as 1,250 sq.ft. or 950 sq.ft. depending on which figure is used. Under RERA, carpet area must be disclosed in the sale agreement — ask for it explicitly and compare like with like.
Check which way the home faces
In Bengaluru's climate, orientation affects daylight, heat gain and ventilation year-round. On a 31-floor tower, an upper-floor unit facing open land behaves very differently from one facing an adjacent tower at the same level. When plans are released, ask for the tower floor plate, not just the unit plan, so you can see what each home faces.
Look at the circulation, not just the rooms
Passages and lobbies inside the apartment count towards the area you pay for but are not living space. Efficient plans keep internal circulation tight and give the area back to rooms. Two homes of identical size can feel very different depending on how much of the plan is corridor.
Check the utility and service areas
Where the washing machine goes, whether the utility opens off the kitchen, where the outdoor unit of an air conditioner goes, and how usable the balcony depth really is — these details rarely appear in marketing material but shape daily life considerably.
Confirm parking
Parking allocation per unit and its location within the basement are separate from the floor plan and are worth confirming in writing. In a 450-unit development, this is a detail worth settling early.
