What the Sattva Centralis Master Plan Will Cover
The approved Sattva Centralis master plan will define six things: tower positioning, open space, landscape, the clubhouse, parking and services, and site entry and circulation. What is already known about each is set out below.
Tower Positioning
Three towers of B+G+31. The spacing between them determines daylight, cross-ventilation and privacy between facing units. Exact positions and orientation are to be confirmed.
Open Spaces
High-rise planning on a compact plot frees ground area. The proportion of the 6.5 acres kept open, and how it is distributed, will be set out in the approved plan.
Landscape
Landscaped gardens are part of the project's amenities. Planting zones, walkways and seating areas will be detailed in the landscape layout.
Clubhouse
A multi-tier clubhouse is confirmed. Its position within the site, its footprint and the arrangement of facilities across its levels are to be confirmed.
Parking & Services
Each tower includes a basement level, typically used for parking and services. Per-unit parking allocation will be confirmed at launch.

Site entry points, the arrival court, vehicle circulation and pedestrian routes will be defined in the approved master plan.
Planning Approach
Why Sattva Centralis Builds High-Rise on 6.5 Acres
Sattva Centralis is planned as three 31-floor towers rather than low-rise blocks because building vertically compresses the built footprint and frees ground area for landscaped gardens, the clubhouse and recreation zones. It also lifts most apartments well above street level, where South Bengaluru views run longest.
The same 450 homes could be built as low-rise blocks across the plot. Doing so would cover far more ground, leaving narrow gaps between buildings and little room for anything else. Building vertically compresses the footprint instead, and what is saved at ground level becomes available for landscaping, the clubhouse and recreation zones.
Height changes the homes themselves too. In a 31-floor tower, most apartments stand well above street level — quieter, with more daylight and longer views across South Bengaluru. The upper floors of a development in a relatively low-rise belt like Jigani have sightlines that a mid-rise building simply cannot offer.
There are trade-offs, and they are worth stating plainly. Tall towers depend on well-planned lift cores, and peak-hour waiting times are a real consideration in any high-rise. Lift count, core design and service planning are exactly the details the approved plan will confirm — and they are worth asking the sales team about directly.
