Site Planning

Sattva Centralis Master Plan Overview

Sattva Centralis master plan is the site layout for a 6.5-acre development in Jigani, South Bengaluru, planned as three towers of Basement + Ground + 31 floors holding approximately 450 apartments. The approved Sattva Centralis layout plan is awaited from Sattva Group and will be published on this page.

A master plan answers the questions a floor plan cannot. Where do the towers stand relative to one another? How far apart are they, and what does that mean for light, privacy and views? Where do vehicles enter, and where do they stop? How much of the 6.5 acres stays open, and how much is built on?

For Sattva Centralis, the framing numbers are known: approximately 6.5 acres, three towers, a Basement + Ground + 31 structure, and around 450 apartments. The detailed layout that arranges those elements on the site has not yet been released.

What the numbers already tell us is the planning intent. Placing 450 homes in three towers of 31 floors, rather than spreading them across a larger number of low-rise blocks, keeps the built footprint tight. On a 6.5-acre site, that is the decision that determines whether the ground plane becomes parking and driveways or gardens, clubhouse and recreation space.

Site Composition

What the Sattva Centralis Master Plan Will Cover

The approved Sattva Centralis master plan will define six things: tower positioning, open space, landscape, the clubhouse, parking and services, and site entry and circulation. What is already known about each is set out below.

Tower Positioning

Three towers of B+G+31. The spacing between them determines daylight, cross-ventilation and privacy between facing units. Exact positions and orientation are to be confirmed.

Open Spaces

High-rise planning on a compact plot frees ground area. The proportion of the 6.5 acres kept open, and how it is distributed, will be set out in the approved plan.

Landscape

Landscaped gardens are part of the project's amenities. Planting zones, walkways and seating areas will be detailed in the landscape layout.

Clubhouse

A multi-tier clubhouse is confirmed. Its position within the site, its footprint and the arrangement of facilities across its levels are to be confirmed.

Parking & Services

Each tower includes a basement level, typically used for parking and services. Per-unit parking allocation will be confirmed at launch.

Entry & Circulation

Site entry points, the arrival court, vehicle circulation and pedestrian routes will be defined in the approved master plan.

Why we are not showing a detailed layout Publishing a speculative master plan would misrepresent the project. Until the developer releases the approved layout, only the confirmed site and structure data above is shown. The approved plan will be published here as soon as it is available.

Planning Approach

Why Sattva Centralis Builds High-Rise on 6.5 Acres

Sattva Centralis is planned as three 31-floor towers rather than low-rise blocks because building vertically compresses the built footprint and frees ground area for landscaped gardens, the clubhouse and recreation zones. It also lifts most apartments well above street level, where South Bengaluru views run longest.

The same 450 homes could be built as low-rise blocks across the plot. Doing so would cover far more ground, leaving narrow gaps between buildings and little room for anything else. Building vertically compresses the footprint instead, and what is saved at ground level becomes available for landscaping, the clubhouse and recreation zones.

Height changes the homes themselves too. In a 31-floor tower, most apartments stand well above street level — quieter, with more daylight and longer views across South Bengaluru. The upper floors of a development in a relatively low-rise belt like Jigani have sightlines that a mid-rise building simply cannot offer.

There are trade-offs, and they are worth stating plainly. Tall towers depend on well-planned lift cores, and peak-hour waiting times are a real consideration in any high-rise. Lift count, core design and service planning are exactly the details the approved plan will confirm — and they are worth asking the sales team about directly.
